Boerne is about 25 miles from our shop on Blanco Rd, straight out I-10 West past the 1604 interchange. Most of the day that is a 30 minute drive; the Boerne Stage Road and Camp Bullis stretch is where it backs up in the afternoon, so we sequence appointments to stay ahead of it. We dispatch 24 hours a day, seven days a week, and Kendall County calls get the same treatment as ones inside Loop 410 — if your system quits at 11 p.m. in August, a technician heads out that night. For scheduled visits we typically offer same-day or next-morning arrival, and we ask for gate codes up front, since a fair number of homes here sit inside gated developments or at the end of a long private drive.

Two very different kinds of houses

Downtown and the streets around the Hill Country Mile hold genuinely old buildings — limestone and frame homes built long before mechanical cooling, later fitted with central systems wherever a chase could be found. Duct in those houses often runs through tight attics or closets, returns are undersized, and the original installer had to compromise. They respond much better to airflow corrections, added return air, or a ductless system in the problem room than to simply throwing bigger equipment at the load.

The other Boerne is the acreage and subdivision building of the last twenty-five years, out toward Cordillera Ranch, Esperanza, and the Highway 46 corridor. These are big, often two-story homes with two or three zoned systems, long duct trunks, and bonus rooms above garages that never keep up in late afternoon. When a zone board or damper motor fails, homeowners usually assume the whole system is bad; frequently it is a single component and a static pressure problem. Out on well water and propane, we service propane furnaces and heat pumps with electric backup rather than the natural gas equipment common in the city.

Hill Country conditions add the rest: cedar and oak pollen loading filters, caliche dust off unpaved drives, limestone-hard water on any humidification equipment, and rodents in attics chewing line set insulation and flex duct. Winter mornings run a few degrees colder here than in town, enough that heating faults show up earlier in the season.
