Depending on where the job sits we take Loop 410 east to Loop 1604 or drop down to I-35, and the trip is usually 25 to 35 minutes for about twenty miles. We avoid the I-35 stretch between Loop 410 and FM 3009 in the late afternoon whenever possible, because that corridor can add twenty minutes for no good reason. Most of what we service here was installed with the subdivisions that filled in along FM 3009, Live Oak Road, and the corridor toward Cibolo during the 1990s and 2000s. Those homes are now twenty to thirty years old, which puts them squarely in second-equipment territory: original condensers have been replaced once already, the indoor coils are older than the outdoor units, and mismatched systems are common because a previous contractor swapped only the half that failed. That mismatch quietly costs efficiency every summer and makes refrigerant leaks harder to diagnose.

Nearly all of it is slab-on-grade construction with the air handler and the entire duct system in the attic. In our climate that means two recurring problems: condensate drains that plug with algae and overflow into a ceiling, and flex duct that has sagged or pulled loose at a boot so a bedroom gets a fraction of the airflow it was designed for. We also see a lot of undersized return air, which shows up as a noisy grille and high static pressure that shortens blower and compressor life. Spring oak pollen loads filters fast enough that a one-inch filter left in for three months can freeze a coil on its own.
