The newer side of town is a different story. The subdivisions that went up during the growth boom off FM 306, Kohlenberg Road, and out toward Veramendi are now old enough that the builder-grade equipment installed with them is reaching the end of its service life — first compressor failures, leaking evaporator coils, and blower motors that finally give out. Most of those two-story plans hide the air handler in the attic, so a plugged condensate drain announces itself as a stain on a ceiling before anyone notices a comfort problem. Add the humidity that rolls off the Guadalupe and Comal rivers and undersized or poorly sealed duct systems start sweating, which is why we check static pressure and drain lines on every call rather than just topping off refrigerant.
