Cibolo is about 23 miles from our shop at 6510 Blanco Rd. We usually take Loop 1604 east and come in on FM 1103, which is a 30 minute run outside of peak hours. Locally, the FM 1103 corridor and the railroad crossing are the two things that can add ten minutes without warning, and school traffic on Green Valley Road does the same in the morning. Dispatch answers 24 hours a day, seven days a week, so a system that shuts down on a Friday night does not have to wait for Monday. Routine work generally gets a same-day or next-morning window, with a call from the technician before he leaves his previous stop.
A young city with aging equipment
Almost everything we service in Cibolo went up during the building wave between the mid 2000s and the late 2010s, which means the housing stock is fairly uniform and it is all reaching the same stage at the same time. Builder-grade condensers and coils installed with those homes are now ten to twenty years old, so we are seeing first compressor failures, leaking evaporator coils, capacitors and contactors going out, and blower motors that have simply run their hours. The systems are not neglected; they are just at the age when the cheapest components on them start to fail.
Because these are mostly two-story plans on small lots, the air handler and the whole duct system live in the attic. That produces the same short list of problems house after house: condensate drains that plug with algae and back up into a ceiling or trip a float switch, flex duct that has been pushed aside or crushed by attic storage, and returns sized for the minimum the code allowed rather than what the equipment actually needs. Upstairs bedrooms that run five to eight degrees warmer than the thermostat downstairs are the most common complaint we get here, and it is nearly always an airflow and balance issue rather than a refrigerant one. Newer homes with variable-speed equipment add another wrinkle: they need to be commissioned and set up correctly, and plenty were never dialed in after installation.
