People ask about “the AC rule” all the time, and they usually mean one of a handful of rules of thumb. The most common one is the 3-minute rule, so we’ll start there — then cover the other rules that actually matter for a home in San Antonio heat.

The 3-Minute Rule for AC, in One Sentence

After your air conditioner shuts off — or you turn it off — wait at least three minutes before turning it back on.

The rule exists to protect the compressor, which is the most expensive part of most AC repairs. In a climate like ours, where systems cycle hard from May through September, that small habit prevents some genuinely avoidable damage.

Why it works

When an air conditioner stops, refrigerant pressure inside the system needs time to equalize. Restart the compressor before that happens and it has to start under heavy load, which is hard on the compressor itself and on the electrical components that get it spinning.

Repeated quick restarts can lead to:

  • Compressor strain and overheating
  • Higher start-up electrical stress
  • Nuisance breaker trips or failed starts
  • Short-cycling problems getting worse over time

Your thermostat may already be doing it for you

Most modern thermostats and HVAC control boards include an anti–short-cycle delay, usually somewhere between two and five minutes. If you have ever changed the temperature and wondered why nothing happened right away, that delay is probably why. It is normal, and it is on your side.

When the rule actually matters

  • You shut the system off and want it back on. Cleaning vents, opening windows, changing settings — wait three minutes.
  • The power flickered or went out briefly. Some systems try to restart the instant power returns. If your thermostat has no built-in delay, the pause is your protection.
  • You are troubleshooting. Make one change, then wait. Rapid on/off toggling tells you nothing and costs you equipment life.

Does it apply to fan mode?

No. The rule is about the compressor, not the indoor blower. Running the fan on its own for circulation is fine to toggle. Cooling mode is where the three minutes apply. You will often see the fan running while the system waits to start cooling — that is the delay doing its job.

The 3-Minute Rule Is Not the Same Thing as Short Cycling

This trips people up constantly. The 3-minute rule is a wait time you choose. Short cycling is your system starting and stopping on its own every few minutes, and that is a symptom, not a habit.

Common causes include a dirty air filter, a frozen evaporator coil, an oversized system that cools too fast, a thermostat mounted where it reads the wrong temperature, low refrigerant or a leak, and electrical or control faults. Short cycling wastes energy, leaves humidity behind, and shortens equipment life. The Other “AC Rules” People Mean

The 20-degree rule (thermostat vs. outdoor temperature)

The saying is that an air conditioner can cool your home roughly 20°F below the outdoor temperature. At 100°F outside, that puts you around 80°F inside.

Treat it as an expectation, not a promise — and not a physical limit either. A right-sized system in a well-sealed, well-insulated home frequently does better than that. If your home cannot hold temperature, the useful question is why: insulation, attic heat, afternoon sun load, duct leakage, filter and coil condition. Dropping the setpoint lower does not make the system cool faster.

The 20-degree rule, technician version (Delta T)

Same number, different measurement. On a properly running system, the supply air coming out of your vents should be roughly 16–22°F cooler than the return air going in. That gap is called Delta T.

It is a useful checkpoint, but it is easy to misread at home. Measuring at a vent far from the air handler, measuring before the system stabilizes, a dirty filter, closed interior doors, duct leaks pulling in attic air, or a swing in humidity will all skew the reading. One vent and a cheap thermometer does not prove much.

A split that is consistently too small can point to low refrigerant charge, a dirty coil, a compressor or capacitor problem, or duct leakage. Consistently too large usually means restricted airflow, which can drive the coil cold enough to freeze.

Steady cycles are normal; rapid on/off is not

On a 100-degree afternoon, a system that runs long and steady is not a system that is failing. Long run times in extreme heat are expected. Short bursts are the thing to worry about, because a system that never runs a full cycle never pulls much humidity out of the house.

Right-sized beats bigger

Oversizing is not a shortcut to comfort. An oversized AC cools the air quickly, shuts off before it removes much moisture, and leaves the house feeling cold and sticky at the same time — while wearing itself out on short cycles. Sizing should come from a real load calculation, not square footage alone. Two homes with identical floor plans can need very different systems depending on insulation, window exposure, ceiling height, duct condition and air leakage. That is the whole point of a proper AC installation and replacement evaluation.

Check the filter monthly

If there is one homeowner habit that prevents repairs, this is it. Check monthly and replace on a schedule that fits your home. A clogged filter restricts airflow, and restricted airflow causes uneven cooling, longer run times, higher bills and coil freeze-ups. Homes with pets, allergies, heavy dust or nearby construction usually need changes more often than the box suggests.

Service twice a year

Once before peak cooling season, once before heating season. Maintenance catches worn parts before they fail, keeps airflow and performance where they should be, and gives you a clear picture of the system’s condition so you can plan instead of react. Keep the outdoor unit clear

The condenser outside needs airflow to dump heat. Keep leaves and clutter away from it, trim shrubs back, do not fence it in or stack storage against it, and check it after storms. A unit that cannot breathe works harder than it needs to.

Do not ignore early warning signs

Systems rarely fail out of nowhere. Weak airflow, hot spots between rooms, run times that keep getting longer, buzzing or rattling or squealing, musty or burning smells, an energy bill that jumps without explanation — if something is unusual for more than a day or two during extreme weather, get it checked.

Airflow first, equipment second

A lot of comfort complaints are not the equipment at all. If one room is always hotter, look at dirty filters, blocked vents, leaky or poorly designed ductwork and unbalanced airflow before you assume the unit is the problem. Fixing duct problems often solves comfort issues that no amount of thermostat adjustment will.

Repair or replace

There is no magic age that applies to every system. The honest decision rule is this: consider replacement when repairs are stacking up season after season and comfort or efficiency stays poor between them. When to Call Someone

  • The AC starts, stops and restarts repeatedly in short bursts
  • The house will not reach the set temperature in the afternoon
  • The breaker trips, or you hear clicking or buzzing at start-up
  • You see ice on the indoor coil or on the refrigerant lines
  • The air feels humid even when the temperature reads fine
  • You keep changing filters and the same problem keeps coming back

The 3-minute rule is the easy one: wait at least three minutes before turning your AC back on after it shuts off. It lets pressures settle and takes the strain off the compressor.
